What does a "luxury" single-family project refer to in our database?

We do have definitions of the difference between affordable, market-rate, and luxury.

A SingleFamilyData project report from BuildCentral will only be categorized as luxury if the project's source information or officially affiliated website lists it as such. Typically, luxury project developers include these descriptions in the plans and specs, articles, and other sources; in short, if a project purports to be luxury — or market-rate, or affordable, etc. — we'll mark it as such.
